今年開始大規模推出的銀行存房對業主來說是一個"度淡”的良方,最近中心城區不少住宅樓盤的電梯也貼上了銀行存房的廣告,"存進來享穩定收益 租出去惠千家萬戶”的廣告詞頗為吸引。根據銀行的測算,業主放租3年,每年約有一個月左右的空租期,且出租成功需要支付中介半月租的傭金。而如果存到銀行,則可以一次性收取3年的租金,空租期不復存在。從記者對房屋租金的了解來看,從7%到市值租金,到1.5個月的年租金損失(一個月的租期加上半個月的傭金),房主的確比自租更具成本效益。當然,存款室也要注意提前停存期間的違約責任。

除了存房"度淡”,有的業主則是"劍走偏鋒”,不按常理出牌,重新包裝房屋,做成民宿出租,年底和春節剛好是寒假出遊和春節黃金周出行的高峰期,別的長租住宅都愁找不到租客,短期出租的民宿卻這邊風景獨好。從最近公布的住宅住宿大數據來看,長龍地區的入住率最高,除北京路外,上下遊九個旅遊區的入住率也相當可觀。對於這些地區的房主來說,將其改造成適合短期遊客居住的房子,短期每天出租可能不如長期租金穩定,但由於短期租金較高,業主根據每個月的成功租金來計算日,才能找到贏得長期租金的平衡點。

當然,租賃"度淡”,最快捷的方法是適當減租。對於租戶來說,無論是在年底租房子,還是在春節之後租房子,這一點的關鍵在於春節一個月的空租。租客回鄉半個月,無形中會覺得白交租金,如果業主適當減租5%~10%,讓租客感覺到誠意,另一方面也覺得租金優惠了,或許願意提早租房。

對於業主來說,最近開始執行的個稅扣減細則是一大利好,租客租用房屋可以獲得扣減個稅,前提必須是有一份有效的租約並進行租賃備案,因此對於在異地長租定居的人士來說,租約穩定就可以扣減個稅,或許以後業主不需要特意"度淡”了。
