當然，租賃"度淡”，最快捷的方法是適當減租。對於租戶來說，無論是在年底租房子，還是在春節之後租房子，這一點的關鍵在於春節一個月的空租。租客回鄉半個月，無形中會覺得白交租金，如果業主適當減租5%~10%，讓租客感覺到誠意，另一方面也覺得租金優惠了，或許願意提早租房。

對於業主來說，最近開始執行的個稅扣減細則是一大利好，租客租用房屋可以獲得扣減個稅，前提必須是有一份有效的租約並進行租賃備案，因此對於在異地長租定居的人士來說，租約穩定就可以扣減個稅，或許以後業主不需要特意"度淡”了。
